Who we are

Real Estate Genie, including the Home Listing Genie and Home Buying Genie services and related websites and mobile apps (the "Services"), is operated by Christopher L. Smith, P.A., doing business as Southern Realty Associates ("Southern Realty Associates," "we," "us," or "our"), a licensed Florida real estate brokerage located at 3850 E Gulf to Lake Hwy, Suite 2, Inverness, FL 34453. We are the controller of personal information collected through the Services.

Information we collect

We collect information you provide and information generated as you use the Services:

• Contact information — name, email address, phone number, and mailing/property address.
• Property information — details about a property you want to list or buy, including information auto-filled from public property and tax records.
• Identity verification information — when you sign certain agreements, we verify your identity through our third-party provider (Stripe Identity), which may process a government-issued ID and a photo/selfie. We receive a verification result; we do not store your ID images ourselves.
• Payment information — payments are processed by our third-party payment processor (Stripe). We do not store full card numbers; we receive transaction confirmations and limited details.
• Transaction and document data — agreements, offers, and related documents you create or sign, stored securely.
• Facebook/Meta information — if you choose to connect a Facebook account (for example, to share your listing or broadcast an open house), we access only the information and permissions you grant, such as your public profile and the ability to post to pages you authorize.
• Usage and device information — log data, device identifiers, and analytics about how you use the Services, including cookies and similar technologies and advertising/measurement tools (e.g., the Meta Pixel).

How we use information

We use information to: provide and operate the Services; verify identity and prevent fraud; process payments and transactions; prepare, deliver, and store agreements and documents; route inquiries to the appropriate agent; communicate with you; market our services and measure advertising; comply with legal, real estate, and MLS obligations; and improve the Services.

How we share information

We share information with: real estate professionals and staff involved in your transaction; service providers acting on our behalf (such as payment processing, identity verification, e-signature, cloud storage, CRM, hosting, and analytics providers); Multiple Listing Services and listing portals when you authorize distribution of your listing; and as required by law or to protect rights and safety. We do not sell your personal information.

Identity verification, payments, and e-signature

Identity verification is performed by Stripe Identity, payments by Stripe, and electronic signatures by Dropbox Sign, each under their own terms and privacy policies. Documents are stored using secure cloud storage.

Cookies, analytics, and advertising

We use cookies and tools such as the Meta Pixel and Conversions API to measure and improve advertising. You can manage cookies through your browser and ad preferences through Meta and other platforms.

Data retention

We retain information as long as needed to provide the Services and to meet legal, tax, real estate, and MLS recordkeeping requirements, then delete or de-identify it.

Your choices and rights

You may request access to, correction of, or deletion of your personal information (see our Data Deletion Instructions), and you may opt out of marketing communications. Florida residents and residents of other states may have additional rights under applicable law.

Children

The Services are not directed to children under 18, and we do not knowingly collect their information.

Fair Housing

Southern Realty Associates is committed to Fair Housing and equal opportunity. We do not use personal information to discriminate on the basis of any protected class.

Changes

We may update this policy and will post the new effective date here.
